Electrical installation audit is a legal obligation

According to the law, the condition of an electrical installation must be checked if you wish to use a new electrical system. An audit is not required for temporary installations with a main protection of less than 35 amps and for extensions to an existing installation if the protection in front of the supply line is less than 35 amps.

After a certain period, regular or extraordinary audits of the electrical system are required, depending on the type of building and the year of construction.

An audit is also required to obtain an authorization of use for the building.

    Frequently asked questions

    The law requires, if you are a homeowner that an initial audit is performed prior to the operation of the electrical system. Regular audits are performed every 3 to 15 years, depending on the type of building:

  • Type I electrical installation. The first category includes high-risk installations, such as those located in an explosion-hazardous area or electrical installations with explosion hazard (e.g. filling stations), dangerous sites of major-accident hazard companies, as well as hospitals and medical facilities where mains-operated electrical medical devices that are in physical contact with patients are used. Every 5 years.
  • Type II electrical installations. The second category includes low-voltage electrical installations with a main circuit breaker of more than 35 amps (commercial and office buildings, industrial buildings, etc.), electrical installations in accommodation buildings, electrical installations shared by apartment owners in a building with more than two apartments, as well as all high-voltage electrical installations (e.g. substations). Every 10 years.
  • Type III electrical installations. The third category includes electrical installations with a main circuit breaker rated current of 35 amps or less and which are not electrical installations of the first or second category. Every 15 years.
  • An electrical installation built or rebuilt prior to the year 2000 must be regularly audited with the following frequency:

  • Type I electrical installation every 3 years;
  • Type II electrical installation every 5 years;
  • Type II electrical installation every 10 years.
  • Regular auditing of electrical installations is not mandatory for the electrical equipment of dwellings, including cottages, and for buildings required for servicing dwellings. However, we recommend that you adhere to the above deadlines.

    In the case of a temporary electrical installation, the time of the next inspection shall be determined taking into account the permitted service life of the building or the estimated construction time required for the construction of the building.

  • Visual inspection assesses whether the electrical installation has been constructed in accordance with the design, is in accordance with the documentation and the installation or operating instructions specified by the manufacturer of the electrical device, and is safe for use.
  • During the inspection of the documentation of an electrical installation, the compliance of the information presented in the documents is assessed at random. The inspector may, in justified cases, carry out a detailed assessment of the documents or, if necessary, request the submission of additional relevant documents and information.
  • The safety and conformity of the electrical installation are assessed during the evaluation of the measurement and test results. The auditor takes into account the measurements, tests and examinations carried out to assess the condition of the electrical installation, if these have been performed by a laboratory accredited for this purpose or assessed as competent in accordance with the Metrology Act, and are relevant. The auditor may take into account the control calculations provided by the electrical installation.

    Measurement tests

    Measurements are performed in accordance with the standard EVS-HD 60364-6:2016 and the measurement methodology of the measuring laboratory. To ensure quality, please stay there during measuring.
